Offer Strength ยท BuyersKeys

How strong is your offer โ€” really?

Two things decide whether a seller says yes: how safe a buyer you look, and how well your price is backed by evidence. This works out both โ€” and hands you the exact words for your offer and for the agent.

You do the research. We help you read it. You decide the number.

How strong a buyer are you?

A seller is really asking one question: which buyer is most likely to complete, quickly and without drama? This scores exactly that.

How are you funding the purchase?
The single biggest thing a seller weighs. Proven funding beats a big deposit that isn't arranged.
Which best describes your position?
Being chain-free is one of the strongest cards a first-time buyer holds โ€” make it loud.
Your deposit
Size matters โ€” but so does certainty. Money sitting in your account beats money you're expecting.
Enter a price and deposit to score this.
Have you got a solicitor / conveyancer lined up?
"My solicitor is ready to go the moment you say yes" tells a seller the sale starts today, not in three weeks.
How flexible is your timeline?
Flexibility on completion is worth more than most buyers realise โ€” especially to a seller juggling their own move.
What's your approach to the survey?
This isn't about skipping checks โ€” never do that. It's about signalling you won't use every tiny finding to reopen the price.

What backs up your price?

This is where you build your case. Fill in only what you've researched โ€” leave the rest blank. Each thing you find becomes a line for your letter and words for the agent. We never tell you what to offer; we help you justify the number you choose.

Asking price vs what similar homes actually sold for
The strongest evidence there is. Agents pick the highest comparables to justify the asking price โ€” you find the honest ones.
๐Ÿ”Ž Where to look: Rightmove "Sold Prices" and the HM Land Registry / gov.uk sold-price data (free). What counts: same street or postcode, similar type and size, sold in the last 6โ€“12 months. Adjust up or down for condition โ€” don't compare a done-up home to a doer-upper.
Strong evidence โ€” sold prices are the hardest thing for an agent to argue with.
Price per square metre vs comparables (optional)
A clean, honest like-for-like the agent hopes you won't check.
๐Ÿ”Ž Where to look: floor area is on the EPC certificate (free on the EPC register) or the listing floorplan. Divide price by mยฒ. Then compare with the ยฃ/mยฒ of the ones that sold.
How long has it been on the market?
A home sitting unsold is the clearest sign the price is meeting resistance โ€” and your biggest source of quiet leverage.
๐Ÿ”Ž Where to look: the "Listing history" / "added" date on the portal, or property-history sites. A relist after a failed sale counts too.
Has the asking price already been reduced?
A reduction that still hasn't sold tells you the seller is willing to move โ€” and may need to again.
Does it need work you can cost?
"It needs a new kitchen" is weak. "We've budgeted ยฃ18,000 based on quotes" is evidence.
๐Ÿ”Ž How to read it: get a rough figure from quotes or trade sites for the obvious jobs. Keep it honest โ€” realistic numbers land, inflated ones get dismissed.
Any sign the seller is motivated? (tick any)
Motivation shapes your strategy more than your letter. Tick what you genuinely know or suspect.
Flood risk & energy rating
Both are evidenced negatives that genuinely affect value and running costs โ€” legitimate reasons to reflect in your offer.
๐Ÿ”Ž Where to look: the gov.uk "check long term flood risk" tool (free, by postcode) and the EPC register (free).
Is it leasehold? (if so, this matters)
Lease terms can be powerful evidence โ€” a short lease or high charges genuinely reduce value.
๐Ÿ”’ Stays private โ€” never goes in your letter
Your absolute ceiling
The most you'd genuinely pay before walking away. We keep this to ourselves and use it only to sense-check your strategy. Never share your ceiling with an agent.

This tool gives you information to make your own decision โ€” it is not formal financial, legal, valuation or mortgage advice, and it never tells you what to offer. When a "get ready" step would genuinely help, we may point you to a partner solicitor or mortgage broker and earn a referral fee โ€” only when it helps you, never changing who we'd recommend, and never at extra cost to you. The honest answer is sometimes "wait" โ€” and we'll say so.
