What's an AIP, and do I need one?
An Agreement in Principle (AIP, or Decision in Principle) is a lender's early say-so that they'd likely lend you roughly ยฃX. It's usually a quick, soft check that won't dent your credit. Get one before you offer: most agents expect to see it, and it makes your offer visibly stronger โ it's one of the biggest factors in the Offer Strength Score tool. An AIP typically lasts 30โ90 days.

This is a rough readiness guide, not a lender's decision or regulated mortgage advice โ every lender assesses differently. If a broker would genuinely help, we may earn a referral fee if you go via our link; it never costs you more, and we only suggest it when your situation calls for it.
